Three things shape what you can borrow — and all three are workable. Here's your checklist:

  • Credit — 620+ is the sweet spot for conventional; FHA is more flexible. We can share simple ways to nudge your score up.
  • Income & debts — lenders look at your debt-to-income ratio. A comfortable target is keeping total monthly debts under ~43% of income.
  • Savings — for a down payment and closing costs. Spoiler: it's often far less than you think (keep reading!).
Myth buster: You do not need 20% down. Many buyers put down 3–3.5% — and some programs allow $0 down.

What it really costs — no surprises

Two numbers to plan for beyond your down payment:

Closing costs (about 2–5% of the price)

These cover the appraisal, title insurance, taxes, and lender fees. Good news: sometimes the seller can help pay them, and some programs offer assistance.

Your monthly payment (PITI)

Principal, Interest, Taxes, and Insurance — plus PMI if you put less than 20% down (it drops off later on most loans). I'll show you the full picture before you ever commit, so the number always feels right.

An initial soft look won't. And shopping within a short window counts as a single inquiry.

Should I buy now or wait?

What if I'm self-employed?

Absolutely doable — bank-statement and 1099 programs are built for you.

Do I have to be in Charleston?
